Repair And Ongoing Maintenance
Most commercial calls start with water coming in somewhere it should not.
The first job is the same as it is on a house. Is it the skylight, or is it the roof around it? On a large low slope roof that question gets harder, because water can enter in one place and show up on a ceiling tile fifty feet away. We check the unit, the curb, the flashing and the surrounding roof before anyone starts pulling things apart.
For larger properties with a lot of units, ongoing maintenance makes more sense than waiting for failures one at a time. Catching a blocked drainage channel before it becomes an interior leak is cheaper than the leak, the ceiling tile, and whatever was underneath it.

Flat And Low Slope Roofs
Most commercial buildings in Tucson have a flat or low slope roof, and that creates a specific problem that gets blamed on the skylight almost every time.
Water does not shed off a flat roof quickly. It sits. If a unit was set level with or below the roof surface, water pools against the base of it until it finds a way in. The skylight gets the blame for something the installation caused, and more sealant does not fix it.
The actual fix is building the curb up above the roof surface so water is diverted around the unit rather than pooling against it. That is a roofing detail as much as a skylight detail, which is exactly why so many of these get misdiagnosed and repaired twice.
Replacement Across Multiple Units
When a commercial roof has a run of aging units, replacing them together is usually cheaper per unit than doing them one at a time over five years. One mobilization, one set of access arrangements, one disruption to whoever is working underneath.
The other thing that drives timing is a reroof or recoat. If the roof is being redone, that is the moment to deal with the skylights. Setting twenty year old units back down on a new roof means the only way to change them later is to open up new work, and the roof warranty conversation gets complicated when someone else has to cut into it.
